My wife, 9-year old son and I stayed at Grandview for 5 nights in a 1-BR suite through RCI exchange over Easter week. Staff was friendly and efficient. There was a separate check-in desk for owners, but we did not have to wait at all.

Location
The resort is located several miles south of The Strip. Depending on your purpose for visiting Las Vegas, that is either a major plus or minus. It is away from the congesting of the casinos. There is Southpoint Casino next door. But you do need a car to get other places, like grocery stores. We planned on and visited Hoover Dam, Death Valley and Red Rock Canyon, so the location was great for our purposes. It is also right next to I-15 so access to the highway is quick and easy.

There is a free shuttle from the resort to/from Excalibur. It leaves and picks on every 2-3
hours. But you have to make reservations for specific times and space on the shuttle is limited. Not very convenient unless you know you are going to spend a set number of hours at The Strip. But if you have a car, parking at the casinos is available for free.

Accommodation
The resort is made up of several 12-story high-rise buildings. Several taller building are
nearly finished. Parking was a bit tight although a parking deck is under construction.
The suite design is a bit unusual. Two suites share a small locked foyer. After you unlock the foyer door, you have to use your key again to open your assigned suite. Not sure the benefit of this design over the traditional connecting door between suites. Our neighbor cooked a lot so we got to smell their food which gets trapped in that foyer. We never had a problem, but I can foresee a noisy neighbor coming in late, making a lot of noise in that foyer before entering their own suite.

The room itself was very nice. Spacious. Furnishing are up-to-date and comfortable. Cabinets were made of particle board with laminate but adequate. We did not find any problems in the room. Walls are a little thin so we could near people talking from time to time. But because the resort is off The Strip, it probably kept the party crowd away, so we were never really bothered by noise.

Wi-fi speed was excellent in the room but there is a fee ($10/day or $50/week). There is free computer use at the main office, but I understand that it can get a bit crowded. And there is no privacy--good to do quick email check or print boarding passes.

There is a safe in the room. They ask if you are planning to use it when checking in, so they can charge you $10. We declined because we had not planned to use it. But my son, decided to check it out. We were not charged for its use, so I suppose it is on the honor system.

Resort & Amenities
There are 2 nice pools, one heated. In April, water was very cold in the unheated pool. Also 2 hot tubs. Poolside towel were provided. A deli is located by the pool for groceries and snacks. There is also an exercise room. Several gas grills are available, if you are so inclined.

Timeshare Sales
I read many negative reviews about Grandview's timeshare sales pitch so I was a bit weary when I checked-in. I already own lots of timeshare so I was not interested. They politely offered a 90 minute presentation upon check-in which we declined. They did not push it any further and never called our room to try to get us to attend. Only other sales pitch was that we got an "invitation" flier for free stuff if we attend a sales presentation. I suppose the nightmare begins when they do get you trapped. But if you really are not interested in purchasing any timeshare, don't bother going to the presentation just to save $50-100 on tickets. Probably not worth the headaches because it is the sales person's job to sell, sell, and sell!

Summary
All in all, we enjoyed our stay at Grandview. If I go back to Las Vegas, I would not hesitate to stay at Grandview again.

This hotel is very nice, clean and I would go back in a heart beat. The location is out of the way so you'll need a car. They do have a courtesy bus to the Luxor. Las Vegas is a great city. We liked the Frozen Magaritas while walking up and down the strip. We took two kids G15 B11. We weren't sure at first however there were a lot of families.
The kids wanted to see Chris Angel. To save money we played with the timeshare sellers mind for an hour and half until they got so mad at us that we were given the tickets (25.00 ea, half price) and sent away. They are so much fun to play with, so many final offers. Tell them you are owners so you get a softer pitch.
The hotel is close to the airport and strip. The huge Southpoint Casino is next door. Great ice cream shop, bowling and if you want a drink just sit down at the penny slots and they'll bring you a free one. Grandview has a nice pool and snackbar/convieinence store.
If you don't want the timeshare pitch just be firm when you go to get your "parking pass"
They will call the next morning at 1030 for a second try. Be firm again and they will leave you alone. Not that bad really.
Red Rock Canyon, Valley of Fire and Hoover Dam are all great day trips.

Older buildings are 12 stories (newer ones are higher?) and all look alike, very plain. That said, the rooms are very nice, comfortable and quiet. The two bedroom suites are mirror image one bedroom lockout units, actually a very good idea, and quite functional. If you're traveling with friends or family, each party has significant privacy if desired. Unless you have a pool side unit, forget about a view unless you enjoy parking lots and buildings...and a glimpse of the mountains in the very distant background. The main pool area is large, with many lounges and an unlimited supply of very nice pool towels. Again though, everywhere you get the feeling of austerity. There is a small snack shop and grill adjacent to the main pool area (but they only serve soft drinks). Almost forgot, wireless internet is available in your room for a "hefty" $9.95 per day (small weekly discount available), too much $$$ in my opinion. I looked at this as a BIG negative, since you have to pay even in the lobby area. Important note, the elevators are very fast...we experienced no long waits during our stay. We're not fans of high rise condos in general, but this one worked out quite well for us. It is located quite a ways south of the Strip on Las Vegas Blvd., BUT the Strip is very easily accessed via I-15, so location was not a problem for us. Besides, there is a large "kid friendly" casino (SouthPoint) located right next door. Besides having all the usual adult amenities, this casino has a multiplex movie theater, a huge bowling alley, a video arcade and a reasonably priced snack shop for affordable casual eating. It also has the usual offering of restaurants, from a Deli, a Buffet, etc., on up to the very pricey places we generally shy away from. One thing you should be aware of...it is a timeshare and you will be offered the opportunity to take a sales tour (yeah, I know, what a surprise!). This comes right at check in, when you go to get your parking pass. We actually took the tour and got $100 cash two show tickets for 20 bucks, not bad all-in-all. They are persistent, but not high pressure...expect three levels of folks with ever increasing offerings. One last thought, the Strip is expanding south and this place will be very well placed in the next few years.
